Overshadowed by the current COVID-19 pandemic, Atlanta’s office market experienced its highest quarterly absorption since the end of 2000, according to Colliers International. In the first quarter, the office market absorbed nearly 2 million square feet. State Farm, Anthem and Children’s Healthcare of Atlanta accounted for over 60 percent of the total net absorption. In addition, both Class A and Class B rents saw a 7 percent increase year-over-year.

Market Activity
Currently, there is a large amount of office buildings under construction for the Charlotte region, totaling 5.3 million square feet. Most of the space remains in the urban markets such as CBD, South End and Midtown. One project to note being the Stiles Corporation’s and Shorenstein Properties’ 23-story, 370,000 square foot office tower.

Orlando’s housing market saw nearly a 2 percent increase in homes sales for March compared to March 2019. The median home price increased by 8 percent, while inventory was down 10 percent year-over-year. Experts predict we will have to wait another month to see the real impact of COVID-19. Due to the amount of time it usually takes to complete the transaction process (average of 27 days in March), these properties that closed in March were likely under contract sometime in February.
